Answer: PMA is the Master Association for “The Plantation Golf and Country Club” which consists of 1 master association, 3 sub master associations, 49 HOA’s and COA’s, and 2,407 properties with another 28 Windsor residences,. PMA does not own the golf course. Concert Golf Partners owns “Plantation Golf and Country Club” (note “The” is the only difference in the legal entity names).

Answer: The Association has a park at the corner of Wexford Blvd. and Wexford Drive. The park has a shuffle board court, a basketball court, and a playground for children. Also, PMA publishes a newsletter named The Plantation Bermuda Shorts, five times per year which is emailed to all owners.

Answer: The management company for PMA is Advanced Management Inc (AMI) and the office is located at 899 Woodbridge Drive, which is located on the grounds of The Plantation Golf and Country Club. Their phone number is 941-493-0287.

Answer: Rockley Blvd and Wexford Blvd are owned and maintained by Sarasota County. The south end of Woodbridge Dr. is owned by the county while the north end is owned by St Andrews Park.

Answer:
The sidewalks on Rockley Blvd, Wexford Blvd and the south end of Woodbridge Drive are owned and maintained by Sarasota County. If you notice an issue with these sidewalks, please report it to AMI and they will report it to Sarasota county. The sidewalks on the north end of Woodbridge Drive are owned by St Andrews Park. If you notice an issue with these sidewalks, please report it to St Andrews Park property management company.

Who do I pay my maintenance assessments to and how often are they assessed?
Answer:
Plantation Management Association maintenance fees are billed on a yearly basis and checks should be made payable to the association. Coupon books are mailed to owners in November for the following year’s assessments. Assessments are due and payable on the 1st day of January of each year. The assessment amount for the coming year is set at the October board of directors meeting.

Who is responsible for our lakes?
Answer: Our “lakes” are actually retention ponds and are part of our overall storm water management system. In Florida, property owners actually own retention ponds. Therefore our ponds are owned by HOA’s, COA’s, home owners, and the golf course. The Sarasota County Property Appraiser is a good source of information regarding who owns what property at Plantation.

What is PMA's role with our retention ponds?
Answer: The Southwest Florida Water Management District (SWFWMD) issued the permit for our storm water management system to PMA. Therefore PMA is responsible to ensure the system works and PMA has an easement to all 62 retention ponds to make that happen.

Do PMA Board members review yearly the contract that AMI has with PMA?
Answer:
It is not reviewed yearly. In accordance with our Purchasing Policy, contracts are taken out for review at least once every three years. We currently have 14 contracts so we take 3 to 4 out for bid each year. Since getting a new bid is a very time consuming task, we do 1 “large supplier” and 2-3 smaller ones. each year.

Does PMA own the building that AMI occupies in Plantation.. Are they paying fair market rent? Do they manage more than Plantation associations from there?
Answer:
Yes, PMA owns the building and AMI is paying rent. Yes, AMI manages non-plantation properties from the Plantation location. The building is 30+ years old, not in very good shape, and not in a very desirable location. Our agreement with AMI calls for a corresponding increase in rent when management fees are increased so there have been increases in rent over the years.
